Payment and other fees
How do I book a room?
Booking a room is easy, just click on the Book Now button on the web site and follow the step by step process. If you have any problems just contact the local office and they will happily call you to talk you through the process. book now
What details are required to book a room?
You need to give us your full name and address as well as your date of birth. You will also be asked for payment information so we can process your booking. If you are paying in monthly installments you will also be asked for your parent's details to guarentee your boking.
What is a user name?
This is a name that you will need to log on to your City Living account. You will also need this to book a room. We suggest you use an email as your user name as it is easy to remember.
How do I pay?
An invoice will be sent to your via email. You can pay this invocie be bank transfer to the bank account stated on the invoice, or you can pay with credit card by calling any of our offices.
When do I pay?
Once you have reserved a room an email will be sent to you with your lease agreement and an invoice. This invoice will be for your first payment (this depends on what payment plan you have chosen). This invoice is due when you sign the lease agreement, which has to be with us within 7 days.
What is a payment plan?
We have 3 payment plans for you to choose from:
- The first is payment for the full term in full. This means that you pay for your entire stay before you move in, so you don’t have to worry about any rent payments during your stay. If you choose this option we offer you a 4% discount on the entire rent. This is only applicable on a stay with a minimum of 9 months.
- The second option breaks the entire rent into 3 easy payment options. 40% is payable upon booking, 30% is payable 4 months later with the final 30% payable 3 months thereafter. (The timing indicated here may differ if you are booking for longer or shorter term than is the normal 12 months). If you choose this option we can offer you a 2% discount on the years rent.
- Last but not least is the monthly installment payment plan. This is simply a month’s rent payable in advance for each month that your contract is for. For this option we will need a parental guarantee to be completed and accepted by us before we can accept you. We are also unable to offer any discount for this payment plan
Do I need a parental guarantor?
You need a parental guarantor if you choose to pay by monthly installments.
What is a parental guarantee?
A parental guarantee is needed when you choose to pay by monthly installments. It is to ensure that if you stop paying your rent we have a guarantee by your parents that they will step in and pay the outstanding amounts. It is attached to the lease and needs to be completed by the guarentor.
When do I pay the damage/rent deposit?
You will be asked to pay the damage deposit (4 weeks rent) when you reserve your room. This will happen at the final step on the online booking system. This amount will guarantee your booking and will be returned to you if you change your mind within 7 days (cooling off period) or after you have checked out and your room and furniture, the kitchen and the common spaces are all in the same condition as when you first moved in.
When do I get the damage/rent deposit back?
You will get your deposit back when we check you out of your room, assuming that your room and furniture, the kitchen and the common spaces are all in the same condition as when you first moved in.
What does the weekly rent include?
The weekly rent allows access to your room, your private kitchen and the common areas on the ground floor. The internet access is also included in this rent as is all the day to day operational costs associated with operating a building of this quality (cleaning, managers cost, maintenance and repairs, insurance, local taxes etc). Your rent does not include energy/consumption charges and TV contract costs. Starting from 1st September 2009 the consumption charges are included in the rent.
Is insurance included with my room?
No. We insure the property as a whole and have a public liability insurance but we don’t insure you and you own stuff. We recommend that you have insurance for you and your personal belongings.
Do I have to pay tax in the property?
All tenants will have to comply with local laws. If taxes are due by tenants they must be paid in accordance with local laws.
I’m not a student, can I still live with City Living?
Yes, if you're a graduate who has left University within 2 years you can apply for a room. This policy is only applicable for some of our buildings as they have been designed for post graduates. Please see individual properties for more details, if in doubt just e-mail us and we will let you know.
Can I move rooms?
If you want to move rooms to be nearer a friend or because you don’t like the room we will try our best to accommodate you if there is space available. There will be an administration fee of €50 for changing rooms unless you decide to upgrade your room, then there will be at no additonal moving cost for this but a new contract will need to be signed.
Is there a curfew at nights?
No, you are old enough to decide when you come back to your room.
Can I have guests to stay the night?
Your room is your room, so you can have people over to stay from time to time. We don’t allow subletting so you can’t have a friend to live with you but occasional guests are no problem. You will be held responsible for your guest and their behavior, as well as any damage your guest may cause. (This should be no more than one night per week, and will be absolutely up to the managers discretion!)
Can I have a party?
We will not stop you having parties as long as they are respectful of your neighbors and respectful of the building. As soon as you start disrespecting these 2 guidelines you will be asked to stop the party.
What are the arrangements for moving in?
You just need to turn up on your day of arrival. If you are expecting to arrive late or on a weekend (outside working hours) we ask you to notify us and arrange a suitable check in time.
Can I personalize my room?
Yes you can to a certain extent. We ask that your room is returned to us in the same condition as you found it so no painting please and all posters should be hung up with blue tac.
Can I keep a fridge in my room?
No. A fridge space has been provided for you in your kitchen area so you will not need a fridge in your room. This would use a large amount of energy so I am afraid the answer is no.
Can I live near my friends?
Yes, if you state on your booking form that you would like to be near your friend, your friend must also state this on their booking form, we will try and ensure that you are near each other in the building. It is obviously subject to availability.
Features at City Living
Do you provide TV?
Yes we do, each room comes with its own flat screen TV. We do not provide free TV so you have to notify us if you want to be connected and we will arrange this for you. We have installed satailtes on the building as this is much cheaper than the local TV companies. We can offer you over 20 channels for 10 Euros per month.
Is there car parking + bike storage?
Parking spaces for cars are not available in Liege. Bikes are welcome and can be stored in a safe location within the property. In some of our properties cars will be welcome.
Will I be able to get online in my room?
Yes, wireless internet is provided free throughout all of our properties.
Will there be a telephone in my room?
No, there will be a public telephone for everybody's use in the common rooms.
Are there laundry facilities and how much is it?
The laundry is located in the basement and has washers, driers as well as ironing facilities for you to use. The cost of this service is 3 Euros for a wash and dry. (this may be subject to change)

How do I report a problem with my room?
Speak with your building manager, who will be on site most of the time. Otherwise you can always email or phone the City Living offices who will get onto the problem immediately.
How do I make a complaint?
Again, you can either complain to your building manager or to our offices. If you wish to complain to the Managing Director then please see his contact information in our contact section.
There’s something wrong with the website, how do I tell City Living?
Report it to your building manager or email/call the offices of City Living.
Can I get a job working for City Living?
We are always looking for energetic people across the Benelux countries to come and join us. Send an email with your CV to our offices and explain what you could bring to the City Living team.
How do I re-print my documents (contract, rooms rules etc)?
You simply need to go to the web site and log into your account. There you will be able to view all your account details and reprint any documents.
Why do I have to sign the contract multiple times?
In Belgium it is not yet possible to sign an online contract as such you will be sent your final contract by email (this will happen once you have completed the booking process and completed the payment stage) you must print the contract out, 3 times, initial all the pages and sign the last page in full. Once you have done this you must send us 3 copies of your signed contract, it is recommended to do this by registered post. Make sure you keep one copy for your own records. We send one copy to the local authorities to register you as a tenant and keep the final one for our records.
What is a lease contract?
This is a contract between you and City Living. It is the agreement that we must have in place before you can stay at City Living properties. It protects both parties in case of a dispute. All rules and expectatons are clearly set out in this document.

Can I terminate my contract early?
Yes you can, although we ask that you find a new tenant to replace your room and contract. This has to be agreed by both you and us (we reserve the right not to accept your proposed tenant). A small administration fee is payable when this happens.
Can I change my mind?
If you have not signed the contract and sent it to us within 7 days your room will be cancelled and your holding deposit will be returned to you minus €100 administration fee.
What is your cancellation policy?
When you complete the payment section of the booking process you will be sent an email confirming your payment and contract. This email will include your contract which you must print out, 3 times, and send back to us. If we don’t receive this within 7 days then the room that was held for you will be released and your money will be lost.
If you have sent your signed contract to us and have received an email confirmation but have not yet moved into your room we are entitled to keep the money you have paid to us in full. We will try and find a new tenant to fill the vacancy and we can discuss what refund will be possible. Please note we can’t guarantee that this will happen, in which case you are at risk of losing your entire deposit and prepayment.
If you are living in City Living Liège and you decide to leave, you may recommend a replacement tenant to take over your lease. We reserve the right to refuse this tenant for any reason. If we are unable to find a suitable replacement tenant then you have to pay the rest of your contract in full before you’re checked out of the property. We will work with you to try and find a new tenant but we can’t promise anything. There will be a small administration fee of approximately €100 when this happens.
